I&#8217;m Josh, she&#8217;s Sarah and we run the Pomerleau Team here at Keller Williams Realty and we are your Minnesota short sale experts. Before we get started on Aurora short sales we wanted to encourage you to look at our short sale decision calculator on our website. You enter some basic property information and your loan balance and payment amount. It will send you an instant report showing where you stand in your mortgage as far as if you were to close tomorrow how much would you have to bring to closing, or how long is it going to take to break even on your mortgage given certain rates of appreciation. A lot of people who are just starting out in the short sale process are using it and finding it helpful to decide if a short sale could be right for you. </p>
<p>We&#8217;re going to talk about Aurora today. We don&#8217;t have as many files with them as our bigger banks, but we still get a few here and there. They are slower than the major banks at communication and processing. They have a system where when you call in they funnel your calls to your negotiator&#8217;s voice mail. This isn&#8217;t a problem as long as you are working with a negotiator that doesn&#8217;t take forever to check voice mails and call you back. </p>
<p>You need to have a realtor that is very proactive with working with short sale files. You want someone who is able to follow up especially with banks like this that take a little longer. </p>

Today we&#8217;re going to talk a little bit about Chase bank. We&#8217;ve been getting a lot of people calling in and reaching out to us that have Chase as their lender; there&#8217;s a lot of different stuff going on with Chase compared with other lenders. </p>
<p>Before we begin though, we wanted to let you know about our Short Sale Calculator on our website; we encourage you to take a look at it. If you type in some of your basic information it will send you an instant report of all the numbers if you were to do a short sale and where you stand with your mortgage. Even if you are outside of Minnesota, you can still use the calculator and we&#8217;ll pass your information on to a short sale realtor in your area. </p>
<p>We have a lot of files going with Chase right now and it&#8217;s kind of fun because they are putting all of these programs together with incentives for homeowners to do a short sale. These programs are kind of obnoxious in a good way for the homeowner. We&#8217;ve had homeowners get $20,000 to do the short sale. Typically the underwater homeowners receive a letter in the mail telling them they will receive a specified amount of money if they get the property listed and sold; their full deficiency amounts are also being waived. We have another client that is going to get $10,000 to do the short sale. Nationally, we&#8217;ve seen people get up to $40,000 in incentives or relocation assistance. If you have a Chase mortgage, you&#8217;re in a good position right now. </p>

<p>Hello and welcome to ShortSaleShift.com, we are talking about PHH mortgage and short sales today. I&#8217;m Sarah and this is Josh with the Pomerleau Team in Minnesota. We are one of the Minnesota area&#8217;s leading short sale teams and we encourage you to reach out to us with any of your short sale questions. </p>
<p>Right now we don&#8217;t have any PHH short sales listed with us, which is surprising because we usually have five or six listed at one time. We&#8217;re getting them closed too quickly and their servicing rights are changing so this may have something to do with that. We have over 70 short sales on the market in Minnesota right now, so it&#8217;s really surprising that none of them are with PHH. </p>
<p>When we first started working with PHH they were so slow to work with and now it&#8217;s completely different. They&#8217;ve gotten a lot better, hired more people and have made the short sale process with them a lot easier. There are many banks that are doing this because the number of short sales is increasing across the board, however there are some lenders, like Wells Fargo, that are getting worse with their short sale process. PHH has really stepped up and their timelines are better; another nice thing is a lot of their loans are owned by GSEs which means that if it&#8217;s a Fannie Mae, Freddie Mac or FHA loan they have their own guidelines and PHH just services the loan. Those big investors have similar guidelines as every single one of their servicers so we understand how to work a PHH file. We&#8217;ve done so many of them that we know who to contact if we need to escalate the file. </p>

A lot of people think they need to go to an attorney to complete a short sale, and you can. You really want an agent that has a main focus on negotiating short sales and has a high success rate and built a team around it. </p>

<p>Before we get started on our topic, if you are thinking about a short sale or wondering if a short sale is right for you, we encourage you to try our Short Sale Calculator located on the toolbar on our website. If you enter in your property and loan information it will generate a report telling you where your breakeven point is. A lot of our clients have been taking advantage of it. </p>
<p>We&#8217;re talking about Chase today and we love talking about them because they are fabulous to work with on the short sale process. They have a lot of incentives right now for clients that do short sell their homes; we&#8217;ve actually seen some of our clients take advantage of these incentives and get large sums of money. </p>
<p>A few years ago, Chase was someone that we did not want to work with and now it&#8217;s completely opposite. Now, when we work with Chase we know that it won&#8217;t be a problem getting the short sale approved. If you have a Chase mortgage and are already behind on your payments, pay attention to the mail that you are receiving from them because they could send you a letter offering you a certain amount of money to do the short sale. We just had a client list their house yesterday and they&#8217;re going to receive $20,000 from Chase to do the short sale. Chase is a little bit different in the fact that they are paying their customers to do short sales quite frequently and in large sums of money. On these short sales, they are fully forgiving the loans, too, which is one of our most important goals when doing a short sale. </p>

<p>We have several videos on our website about the short sale process, banks or lenders and a lot of other short sale topics. We try to demystify the process and show everyone that short sales are a great option to foreclosure. They are also a great option to get out of a bad mortgage or bad debt. </p>
<p>We want to invite you to take a look at the short sale calculator tool that we have on our tool bar at www.shortsaleshift.com. You can type in some of your property and loan information and it will send you a report that will show you if a short sale is right for you in the numerical sense. </p>
<p>Today we are talking about short sale hardships. Most of our clients that call us are actually in pretty good standing with their mortgage company. They come to us and say they are going to stop making payments because they have chosen to, they cannot stay in their home for one reason or another or it&#8217;s just so underwater, they want out now. They always ask me what their short sale hardship will be. The nice thing is with short sale hardships, there are thousands of reasons why you can do a short sale or why a short sale will work for you. I&#8217;ll just need to spend 15 to 20 minutes over the phone with you and we can put a plan together on why a short sale will work for you in your situation. </p>
<p>We&#8217;ve been really strong in short sales for the past three years. We have gotten an approval letter on every single short sale that we have attempted and the sellers have agreed to work with us. <p>For my blog today I wanted to discuss working with Ocwen on a short sale file and some of my recent experiences. I have a few files with Ocwen right now and recently got an approval through the HAFA program with Ocwen. That HAFA program short sale was a big success for our client because they were rewarded with three thousand dollars for relocating from their Minnesota property. I also have a buyer&#8217;s appraisal today on an Ocwen short sale that has been processed very quickly. Ocwen did a great job of getting this short sale file processed fast which was a huge relief to our Minnesota homeowner because their sheriff sale was only a few weeks away. Ocwen has also agreed to accept this short sale as payment in full for both a first and second mortgage which is always my goal when I take on a file.</p>

It will send you a detailed report that can help you decide if a short sale is right for you. Today we are going to talk about the Sherriff sale. We aren&#8217;t attorneys but we are real estate agents so we can&#8217;t give you legal advice or tell you exactly what happens with a foreclosure. </p>
<p>We know the process because we deal with so many short sales and we see it everyday. So when a homeowner goes late, they start getting really threatening calls and threatening mail communication. If you&#8217;re working with us on a short sale we are going to line it up so you are ok, but it still may happen. </p>
<p>After you are about six months late, that&#8217;s usually when the Sherriff sale happens. The Sherriff sale is basically when the home goes into foreclosure. The nice thing in Minnesota is we have six months to redeem the property from foreclosure. A short sale can happen during this period of time too. There are some investors that say they won&#8217;t do it during the redemption period but we&#8217;ve always found that if we fight it hard enough and long enough, we&#8217;ll be able to get the short sale approved even in the redemption period. </p>
<p>In some other states there isn&#8217;t that redemption period. So once the Sherriff sale hits, that&#8217;s it and you have to be out of your house and it&#8217;s going back to the bank. <p>For my blog today I wanted to discuss working with US Bank on a short sale file and some of my recent experiences. I have a lot of files currently with US Bank and continue to have success getting short sales approved for our Minnesota clients. In talking with other agents and homeowners in the area US Bank doesn&#8217;t exactly have the best reputation when it comes to handling short sales. While I have been working with their team for several years now I know they are not perfect but still strive for fast approvals every time I get a US Bank file. I can tell you that US Bank does tend to take their time with each and every file before finally approving it. Thanks to my experience with their staff I know that it may take numerous phone calls and e-mails in order to get a timely approval but if that&#8217;s what it takes then our team is willing to do it. For me personally it is not a matter of &#8216;if&#8217; but a matter of &#8216;when&#8217; we will get your short sale approved.</p>
<p>No matter who your lender our team does whatever it takes to get you to closing with a short sale approval.
